BBMP Launches Online B Khata to A Khata Conversion Portal

In a significant move for Bengaluru property owners, the Bruhat Bengaluru Mahanagara Palike (BBMP) has launched an online portal to facilitate the conversion of B Khata to A Khata properties. The new system, inaugurated by Deputy Chief Minister D. K. Shivakumar in October 2025, aims to simplify property compliance, encourage transparency in transactions, and bring previously irregular properties under legal recognition.

What the BBMP Portal Offers

The online conversion system provides property owners with a simplified platform to apply for conversion from B Khata to A Khata through a paperless and streamlined process. It enables owners to:

  • Apply online for conversion without visiting BBMP offices.

  • Authenticate ownership using Aadhaar verification and OTP-based login.

  • Track application status and make payments securely on the portal.

  • Obtain digital approval once the property meets regulatory standards.

This modernization initiative is part of BBMP’s goal to regularize thousands of residential sites and unlock greater access to bank loans, clear ownership records, and facilitate hassle-free property registrations.

Key Eligibility Criteria

  • The property must have a valid B Khata registered before September 30, 2024.

  • Applicable predominantly to individual sites, not apartment units.

  • Owners must clear all outstanding property taxes prior to application.

  • A conversion fee of 5% of the property’s government guidance value is payable through the portal.

For sites larger than 2,000 square meters, applications must be submitted via the BPAS

BBMP Portal through a registered architect or engineer. Smaller sites can apply directly through the dedicated B to A Khata Portal.


BBMP Process Outline

  1. Visit the BBMP B-to-A Khata Portal.

  2. Log in using mobile number and OTP.

  3. Verify Aadhaar-linked ownership details.

  4. Enter EPID or property details to fetch records.

  5. Confirm property location and public road access.

  6. Submit the application and download acknowledgement.

  7. Pay the conversion fee post-verification.

  8. Receive digitally signed A Khata certificate after approval.
