In a progressive move to simplify construction compliance, the Government of Karnataka has exempted small residential buildings in Bengaluru from obtaining Occupancy Certificates (OC) under specific conditions.

No OC Required for 3-Storey Homes on 1,200 Sq. Ft. Plots

According to the latest update:

Buildings on plots measuring up to 1,200 sq. ft.,with either• Ground + 2 floors, or• Stilt + 3 floors,are now exempt from the mandatory OC requirement.

This change is expected to ease regulatory hurdles for small homeowners, especially those building on 30x40 sites across BBMP and BDA jurisdictions.

While the OC exemption is a relief, compliance is still essential:

  • 📝 Building Plan Sanction is Mandatory: You must still obtain plan approval from BBMP/BDA.

  • 📍 Applicable Only to Residential Use: Ensure your construction falls under the designated residential land use zone.

  • 🏗️ No Major Deviations Allowed: Any deviation from approved plans can still result in penalties.

  • 🏦 OC May Be Required for Bank Loans: Financial institutions may insist on OC or alternate legal compliance documents before issuing loans.
